Information provided from the Naples Area Board of Realtors (NABOR) August Market Report...
A broker associate remarked that the Naples area has enjoyed "15 straight months of increases in closed sales compared to the same months in the prior year."
In August, overall closed sales increased 1.1 percent, rising from 615 in August 2025 to 622. Pending sales also continued to outperform the previous August, increasing 1.9 percent from 755 to 769. Year to date, pending sales are up an impressive 21.7 percent, while total sales have increased 16.2 percent. These figures signal sustained buyer demand despite economic uncertainty and higher borrowing costs.
Although sales have increased over the past 15 months, inventory and new listings have declined. August's performance is especially notable because it occurred alongside a significant reduction in available inventory. The months' supply of inventory fell 33.3 percent, from 8.1 months in August 2025 to 5.4 months in August 2026.
