SOUTHWEST FLORIDA MARKET PERSPECTIVE
September marked the 16th consecutive month of year-over-year gains in closed sales, although the 1.2% increase was modest compared to many of the gains reported in the preceding months. Still, the month's 1,717 closings were the most for September since 2023.
New listings increased 3.4% year-over-year, with 2,769 properties entering the market, a pace consistent with historical September trends.
As of September 30, inventory stood at 10,802 listings, down 15% year-over-year but up 1% from August, reflecting a typical seasonal increase. Months of supply declined 15% year-over-year to 5.17, signaling tighter listing inventory.
